There are many steps involved in the Real Estate Transaction. From Listing your home to the final closing can be a roller coaster ride for some people. But having a CENTURY 21 American Properties, Inc. agent to help you with some of the bumps and curves can mean a lot.

A Quick overview of the steps.

Listing your home or property.

This is putting your home or property on the sales market. During the listing with your CENTURY 21 American Properties, Inc agent, the agent will look at your house or property as a product. We do understand that there are a lot of memories in every home, but your house is now a product that needs to be presented at it's best in order to gain you top dollar.

Once the agent is contacted they will look at your property and the comparable sales for your area. (Also see Pricing Your Home) This step is crucial in pricing your property according to the market.

Once the agent has the price range confirmed it will be time to build a marketing plan for your property. (Also see Marketing Plan)

There are a number of contracts and disclosures that the agent will go over with you when putting your property on the market. Some of these are

            Listing agreement

            Dual Agency Addendum

            Sellers Disclosure

            Lead Base Paint Addendum

            CMA

            Sellers Estimated Net Sheet

Once all the paperwork is filled out and signed the real work begins. How does your property look to potential buyers? Does the property need to be spruced up? Is it cluttered with personal items. A home with few personal items lets the potential buyers easily envision the home as their own. Open the curtains and blinds to allow natural light to come in. This creates a more open feel to the home. Is the yard cut and flower beds weeded? Plant some seasonal flowers around the front door for good curb appeal. Sprucing up your home can go a long way in helping it sell, Remember, this is now a product. Presentation is key.

During this spruce up time the agent will start the marketing of the property. This can include a number of items that individual agents use in getting your property sold.

Website marketing. Your property information will be available to all the websites that host IDX. for Onslow County, Century21.com, Realtor.com Century 21 American Properties, Inc., Century 21 American Properties, Inc West as an example.

These are just a few of the marketing tools that each agent may use to get your property sold.

Negotiating the Contracts

Getting an offer on your property can be exciting and a little stressful. CENTURY 21 American Properties, Inc. agents are trained to help you make the right decision for you and your family. There are a number of considerations besides price to look at.

            Timing. When will it close?

            Are they pre-qualified?

            What extras are they wanting?

            How much are the buyers closing cost.

            Do they want to rent before closing?

            Are there multiple offers?

Price is not everything in a sales contract. There are a number of terms that may apply that change the whole makeup of the deal. Have your CENTURY 21 American Properties, Inc. agent go over these items with you.

The Path to Closing

There are many moving parts we have to deal with before the closing can take place. The buyers will be busy with the Mortgage company. Then there is the appraisal, termite inspections, any repairs that need to be done, Survey, Insurance Home inspections, septic inspection to name a few. Your CENTURY 21 American Properties, Inc. agent is qualified to help coordinate these items that have to be done. And then when everything is complete. You can close on your property.

 Seller Disclosures Minimize

Disclosure could protect you from a lawsuit. Today, home sellers North Carolina must fill out a Seller Disclosure form disclosing material facts about their homes.  Material facts are details about the home’s condition or legal status, as well as the age of various components.

A few examples of material facts are:

  • Leaking roof
  • Septic or water system not performing correctly
  • Mold or mildew
  • Rotten wood
  • Buried fuel tank

Lead Base Paint Disclosure.

If your home was built before 1978, federal law gives a buyer the right to request a lead inspection. There is a Lead Base Paint Disclosure you will have to look over and sign.
