Your CENTURY 21 American Properties, Inc. agent will take a few moments to go over an Agency Disclosures that you will need to sign prior to viewing the homes, this is not a contract but will have to be completed.
Once you go to view the homes and find one that you like it will be time to make an offer on the property. This will involve your CENTURY 21 American Properties, Inc agent preparing a Offer to Purchase Contract. Along with the Offer to Purchase Contract you will have some choices to make, such as having a home inspection, septic inspection and home warranty to name a few. We recommend having the property inspected as thoroughly as you can. The inspections will let you know the current condition of the property. These items can be completed after the Offer to Purchase has been negotiated and accepted.
Great news..... you have an accepted offer. Now you will be dealing hand in hand with the mortgage company to get your loan processed. During this time the inspections that are mentioned above can be ordered and completed.
Types of Inspections Available
Home inspection. A home inspector will give you information on the condition of the house at the time of inspection. Some home inspectors will check all aspect of the property but may recommend an expert to look at some of the more complicated systems such as heating and air, electrical and roof.
Septic Inspection. A septic inspection will look at the septic tank and let you know how it is functioning and if it is in need of any immediate repairs.
Survey. A survey will tell you the property lines and if there are any encroachments on the property.
Mold Inspection. Will tell you if there is any harmful mold in the property and what measures need to be taken.
Lead Base Paint Inspection. This inspection will check the property for presence of Lead Base paint. Lead Base paint manufacturing was discontinued on or before 1978.
Home Warranty. A one year home warranty may be purchased by you for the property.
There are a number of different types and your CENTURY 21 American Properties, Inc. agent can provide you with a few brochures that you may look at and decide the one for you.
Remember an appraisal is not a inspection of the systems. These inspections are not mandatory but are strongly suggested by CENTURY 21 American Properties, Inc.
Once all the inspections that you have decided to have done are complete and the mortgage company has finished their paperwork it will be time to move towards closing. Sometimes this process can take approximately 30-45 days.
Its time to close. Closing of your new home will consist of signing all the papers with an attorney. Your CENTURY 21 American Properties, Inc. agent will be able to set up the time and place for you. The attorney will explain all the paperwork to you and you should receive a copy of everything you see or sign after closing. After you and the sellers sign all the paperwork that needs to be completed the attorney will record a copy of the note, deed of trust and deed at the court house. If you ever misplace your copy don't worry, because a copy will be recorded at the court house for as long as you own your home.
